DMH DESIGN project proposals for Home Plans and Designs and are broken down into segments, or “phases.” Each phase represents a given portion of the total Home Designs fee, depending on home designs and the nature of the site development and permitting requirements. Each project for home building plans may include some or all of the following phases:
DESIGN:
Feasibilty Study (Phase I)
This initial home designs project phase includes code research and schematic design.
Preliminary Design (Phase II)
Home plans and designs services based upon the results of the feasibility study, including: Creating a site plan, floor plans, building elevations and building sections.
PLANS:
Permit Plans (Phase III)
Plans based upon completed phases I and II. DMH DESIGN prepares or causes to have prepared all plans containing required jurisdiction information, plus any required consultants drawings + calculations, to obtain a building permit. These may include: permit application, site plan, floor plans, building sections, structural calculations & energy code worksheet.
Bid Plans (Phase IV; Optional)
For large home building plans, in terms of scale and budget, bid plans are necessary to ensure that budgeting/scheduling targets are met. Drawings include all Phase III information, along with specialized interior and exterior detailing, specific materials, finish schedules and appliances, for cost estimation purposes.
Additional Services (hourly)
Fees for these home designs services are beyond the typical scope of work, unless requested by the owner to be included in a bid (Phase IV) fee proposal.

Coordination with outside consultants and designers: specialty finishes/interior/landscape/lighting

Project Consultants (not included in contract)
Any fees for the services of consultants used during the home designs and home building plans process are not included in my proposals. All of these fees will be contracted by and paid for separately by the project owners, which may include some or all of the following, which varies per project.
