DESIGN
Feasibility Study (Phase I)
This includes code research and schematic design for clients wishing to ascertain the extent to which they may expand or remodel their existing residence, or choose to build a new structure on a parcel of land. Please note that a current site plan/survey and title report are required in order to completely answer all zoning and land use questions for the project. Typically, these are the parts to this process:
1. Code/cc&r research (if governing home owner’s association)
2. Field reconnaissance (measuring and photographs)
3. Construct as-built floor plans on AutoCAD (as required)
4. Develop schematic sketches for site plan, floor plan and elevations
Preliminary Design (Phase II )
This is a design service based upon the results of the feasibility study, including:
Developing a land use site plan, proposed (and demolition) floor plans,
exterior building elevations and building sections.
PLANS
Permit Plans (Phase III)
These are plans based upon scope of work completed in phases I and II. DMH Design LLC prepares or causes to have prepared all drafting of plans containing required information specific to jurisdiction, along with any required consultants drawings and calculations, in order to obtain a building permit, to include: site plan, foundation plan, floor plans, framing plans, building section, energy code compliance worksheet.
Bid Plans (Phase IV)
The more involved the project is, in terms of scale and budget, bid plans often become necessary to ensure that budgeting and scheduling targets are met. These drawings include all information associated with Phase III, along with any specialized interior and exterior detailing, specific materials, finish schedules and appliances, as required on behalf of the owner or contractor, for project specific cost and scheduling estimation purposes.
ADDITIONAL SERVICES (HOURLY)
These services are beyond the typical scope of work, unless they are requested by the owner to be included in a comprehensive fee proposal.
•Coordination with interior designer
•Coordination with lighting designer
•Plan permit submittal
•On-site coordination with the general contractor
•Coordination with the landscape architect
PROJECT CONSULTANTS (NOT INCLUDED IN CONTRACT
Any fees for the services of consultants are not included in my proposals. Typically, the need for a specific consultant is determined and agreed to by the owner(s) at the project inception. All of these fees will be contracted by and paid for separately by the project owners, which may include some or all of the following, depending on the scope of work, site constraints/limitations, cc&r requirements and location within a given municipality:
•Surveyor
•Structural engineer
•Geo-Technical engineer
•Civil engineer
•Mechanical engineer
•Lighting designer/Interior designer
•Landscape architect
